Investment Property Equity Analyzer

Understand how much equity may be accessible—and what a new line of credit could do to monthly rental cash flow.

Illustrative fully amortizing program's non-owner-occupied guidelines: 680–719 up to $200K, 720–759 up to $275K, 760+ up to $350K; 70% maximum CLTV. Your assumed CLTV is capped at 70% for this mode. Other underwriting criteria and state restrictions apply. These are limits, not an eligibility decision.

Property & financing assumptions

Adjust the inputs to match a rental property. CLTV and rates are assumptions, not lender offers.

Rental cash flow assumptions

Include taxes, insurance, repairs, maintenance, management and reserves in operating costs. Vacancy is modeled separately using the vacant-months assumption; do not count it twice. Debt service continues during vacancy.

How to interpret these results

1. Capacity is not approval

Actual lender limits depend on property, liens, borrower, ownership and program rules.

2. Cash flow matters

A line may fit the equity calculation while producing negative monthly rental cash flow.

3. Model repayment

Some programs amortize from day one. Evaluate principal-and-interest payments and available cash-flow reserves, including vacancy stress.

Educational estimates only. National HELOC is a financing lead-generation platform, not a lender. No result is a quote, prequalification or commitment to lend.
