Investment Property HELOC: Programs, Requirements & Payment Structure

Explore National HELOC's investment-property equity financing: full initial funding, amortizing payments, rental property eligibility, LLC ownership and credit requirements.

Last updated 2026-11-03 · National HELOC

National HELOC helps rental-property owners explore financing programs that access existing equity without necessarily replacing a first mortgage. One program available through our network has an important distinction from a traditional interest-only HELOC: the approved credit amount is initially funded in full and payments amortize principal and interest from the beginning. Program availability, lender overlays and final terms must be confirmed for each property.

How this investment-property HELOC works

For one fully amortizing investment-property equity line available through National HELOC, the full approved credit amount is drawn at origination. Monthly payments are fully amortizing from the start, with no interest-only period. This is different from HELOC products where borrowers initially draw only what they need.

As principal is repaid, qualifying borrowers may be able to make additional draws during a defined draw period, subject to the agreement. Additional draws can have their own rates and can increase the payment. Terms shown in the guide are 10, 15, 20 or 30 years. Other National HELOC partner programs may have different structures.

Investment-property credit, equity and loan amounts

The fully amortizing program's non-owner-occupied eligibility guidelines list a minimum Experian FICO 9 score of 680 and a maximum combined loan-to-value (CLTV) of 70% for the listed 1st- and 2nd-lien scenarios. The maximum line varies by score: up to $200,000 for 680–719, $275,000 for 720–759, and $350,000 for 760–850. These are program limits, not guaranteed approvals.

For example, a rental valued at $600,000 with $360,000 in existing liens has a simplified 70% CLTV capacity of $60,000 before lender valuation, fees, underwriting and other restrictions. A high FICO does not automatically establish the maximum loan. The guide indicates up to 50% DTI for the standard non-owner-occupied matrix and 45% for multifamily scenarios.

Eligible rentals, LLC ownership and state availability

The program guide lists eligible residential property types including single-family homes, townhomes, planned unit developments, condominiums, duplexes and eligible three- or four-unit properties. Five-or-more-unit buildings, mixed-use properties and several other property categories are excluded.

LLC ownership can be eligible if the borrower has at least 25% ownership and provides the required good-standing documentation. The guide excludes LLC ownership in HI, KS, NY, TX and UT. Importantly, second-home and investment-property financing under this program is unavailable in New York and Texas. Other partner programs may have different eligibility rules.

Model principal-and-interest payments—not interest-only

Because this program requires a full initial draw and amortizing payments from origination, investors should budget for principal and interest immediately. An interest-only estimate understates the payment for this structure.

At an illustrative 9% annual rate, a $60,000 balance amortized over 15 years is approximately $609 per month in principal and interest, excluding fees and other property expenses. This is an educational example, not a quoted rate or offer. Variable-rate options and additional draws may change future payments.

Application, valuation and funding considerations

The guide describes an online application, a soft-credit initial inquiry followed by further verification, electronic income-verification options, identity verification, title review and electronic or manual notary as applicable. A full appraisal is generally required for loan amounts over $400,000; other valuations may involve automated models or broker price opinions.

The guide describes funding in as few as five days under qualifying circumstances. That is not a guaranteed closing timeline. The property must generally have been owned for at least 90 days, and final underwriting, appraisal, recording, rescission and ACH processing can affect timing.

Compare alternatives and protect rental cash flow

A second-lien structure can preserve an existing low-rate first mortgage, but investors should compare total borrowing costs, origination fees, the effect of a full initial draw, amortization, vacancy reserves and possible rate changes.

National HELOC may offer additional investment-property financing through other partners. A traditional HELOC, fixed second mortgage, DSCR loan or cash-out refinance may fit different objectives. Use the financing comparison tool to evaluate alternatives rather than assuming one structure is best.
