HELOC Initial Draw vs. Interest-Only: What Rental Owners Should Model

Understand how a fully funded, amortizing investment-property HELOC differs from a traditional interest-only draw—and what each means for rental cash flow.

Last updated 2026-11-04 · National HELOC

The word 'HELOC' does not tell you how much cash is advanced at closing or whether principal payments start immediately. That distinction can determine whether a rental property remains cash-flow positive. National HELOC works with multiple financing programs; this guide compares structures rather than promising any particular offer.

Two different questions: when do funds arrive and when does principal repayment start?

The initial draw determines how much of the approved line is funded at closing. Some HELOCs permit borrowers to advance money gradually; others require a minimum or a full initial draw. Separately, the payment structure determines whether scheduled installments reduce principal immediately. The CFPB explicitly notes that HELOCs can have minimum and initial-draw requirements.

An interest-only minimum payment does not repay principal. Fully amortizing payments include principal and interest on a schedule designed to retire the balance over the stated term. A borrower should check both the initial-advance clause and the payment schedule before comparing options.

How National HELOC's documented investment-property example differs

One program described in National HELOC's January 2026 lender materials requires 100% of the approved line to be advanced at origination and fully amortizing installments from the beginning. The same program can permit later draws as principal is repaid, within defined limits and draw periods.

This is not interchangeable with an interest-only, pay-as-you-draw HELOC. Its eligibility, geographic coverage, lien position, available line and pricing are lender-specific. Other programs in our network may follow different rules, so this example should not be generalized to all National HELOC offerings.

A simple $60,000 cash-flow illustration

Assume an illustrative $60,000 balance, a 9% annual rate and a 15-year amortization period. An interest-only calculation is $450 per month and does not repay principal. A level fully amortizing calculation is approximately $609 monthly, with principal paid down in every scheduled installment.

The $159 monthly difference reflects principal repayment, not a product being inherently better or worse. This example deliberately holds the balance and rate constant and excludes origination fees, closing costs, insurance, taxes and variable-rate adjustments. Neither the 9% figure nor the payment is a current offer.

Why a full initial draw changes your capital plan

If the entire line is funded on day one, debt service typically begins on the funded amount even when the investor has not spent all of the proceeds. Unused proceeds may sit in a deposit account while financing costs accumulate; compare that carrying cost with the business need for immediate liquidity.

With a variable rate, the scheduled principal-and-interest amount may change under the lender's contract. Additional draws can also affect balances and payments. Build scenarios for a later project start, unexpected repairs and slower leasing before committing to the amount drawn.

Evaluate equity and rental cash flow separately

Borrowing capacity is not the same thing as affordability. As a screening calculation, property value multiplied by an assumed maximum CLTV minus all existing liens can indicate possible additional borrowing room; the lender's final valuation and underwriting will control.

A responsible rental model starts with realistic rents and subtracts vacancy allowances, insurance, property taxes, repairs, maintenance, management, reserves, the first mortgage and the new line payment. The result should remain manageable under plausible rate and occupancy stress—not only at an optimistic headline rent.

Four disclosures to compare before you choose

Ask the financing provider how much must be advanced at closing, whether payments start as principal-and-interest or interest-only, the length and limitations of future draw access, and the formula used for rates and additional advances.

Also compare origination fees, possible rate floors and caps, lien priority, any early-closure provisions, restrictions on LLC title, and state/property eligibility. The CFPB's HELOC materials and official rate-series background are useful educational references, but the signed agreement controls the transaction.

Frequently asked questions

Does a HELOC always allow interest-only payments?+

No. Some programs require fully amortizing payments from the beginning, including the investment-property program described here.

Is a 100% initial draw the same as a fixed home equity loan?+

No. A fully drawn HELOC may still have additional-draw features and variable-rate terms. A traditional home equity installment loan is generally a one-time funded term loan.

Why is my amortizing payment higher than an interest-only estimate?+

An amortizing installment pays back part of principal alongside interest. An interest-only installment leaves the principal unchanged.

Does the 9% illustration represent a National HELOC rate?+

No. It is an arbitrary demonstration rate for math, not a lender quote or a representation of current market pricing.

Can the interest rate change after origination?+

It depends on the agreement. Some HELOC programs use variable pricing with an index and margin; others may have fixed-rate portions.

Can a rental owner redraw principal already repaid?+

Under some programs, yes, during a specified additional-draw period and subject to the available limit. Rules and pricing differ by lender.

Does owning the property in an LLC rule out financing?+

Not universally. Some programs accept LLC-owned collateral with conditions; others do not. Confirm title and ownership eligibility before applying.

Which payment should I put in my rental pro forma?+

Use the actual expected lender payment structure and stress-test a higher rate and lower rent. For an amortizing program, do not substitute an interest-only estimate.
