HELOC Requirements: Equity, Credit, Income and Property Eligibility

Understand the factors lenders commonly review for HELOC eligibility, including CLTV, credit, income, documentation and occupancy.

Last updated 2026-11-03 · National HELOC

HELOC qualification is more than a credit-score cutoff. Lenders review the property's value and liens, repayment ability, credit profile, occupancy, documentation and the requested loan structure.

Start with equity and combined loan-to-value

CLTV compares all loans secured by the property with its estimated value. The formula is (existing mortgage balances + proposed HELOC limit) ÷ property value.

For a $500,000 property with $300,000 in existing liens and a proposed $75,000 line, CLTV would be 75%. This is a calculation, not an approval prediction.

Credit score and repayment history

There is no single minimum credit score that applies to every HELOC lender. Credit score, recent delinquencies, outstanding debt and overall payment history may affect eligibility and pricing.

A higher credit score alone cannot compensate for insufficient equity or inadequate repayment capacity. Do not rely on a generic online score threshold as a lender commitment.

Income, debts and documentation

Lenders may assess income stability, existing monthly obligations, reserves and debt-to-income measures. Self-employed borrowers and investors may encounter alternative documentation paths, but requirements depend on the actual program.

Documentation may include pay statements, tax returns, bank statements, mortgage statements, property insurance and proof of ownership. Business-purpose programs may request leases or entity records.

Occupancy and property type

Primary residences, second homes and investment properties can be treated differently. A product offered on a primary residence may not be offered on a rental or vacation home.

State availability, property condition, valuation method, title and existing lien priority can also change the result.

Prepare before requesting financing

Estimate property value conservatively, gather current lien balances, review your credit, document income and reserves, and clarify the intended use of funds.

Compare rate structure, fees, draw period, repayment terms, variable-rate risk and possible changes to the monthly payment.

Frequently asked questions

What credit score is required for a HELOC?+

There is no universal cutoff. Each lender sets its own criteria based on the product, borrower and property.

How much equity do I need for a HELOC?+

It depends on maximum CLTV and existing mortgage balances. Calculate a range using several CLTV assumptions rather than assuming approval.

Can self-employed borrowers qualify?+

Potentially. Documentation and income evaluation vary by lender; some programs consider alternative evidence of cash flow.

Do investment properties have different requirements?+

Often yes. Investor properties may face different leverage limits, pricing, cash-flow and ownership requirements.

Does prequalification guarantee approval?+

No. Final terms depend on verification, valuation, underwriting and the lender's program rules.
